Property tax exemption

A property tax exemption for local non-profit organizations.

The Town of Strathmore invites any local non-profit organizations to apply for consideration of property tax exemption under the Community Organization Property Tax Exemption Regulation (COPTER).


Eligibility

To be considered, an organization must:

  • Be a registered non-profit organization in good standing.
  • Meet the eligibility requirements outlined in the Provincial Community Organization Property Tax Exemption Regulation.

Organizations that may qualify include:

  • Sports and recreation centres
  • Community associations
  • Fair and exhibition centres
  • Arts and museum centres
  • Childcare facilities
  • Ethno-cultural facilities
  • Charitable and benevolent organizations, such as emergency shelters and disaster relief agencies
  • Thrift shops
  • Sheltered workshops
  • Chambers of commerce facilities

How to apply

Complete the appropriate application form and submit it with the required supporting documentation, which may include:

  • Certificate of Incorporation and confirmation that the organization is in good standing, along with the Memorandum and Articles of Association (if applicable)
  • Most recent financial statements
  • Property title (if applicable)
  • Current lease agreement and a plan showing the leased area (if applicable)
  • A letter from the property owner acknowledging the application and understanding that the Town may estimate taxes for the occupied area using a methodology different from the landlord's
  • Brochures, newsletters, or other information describing the organization's activities
  • Any additional information requested by Wildrose Assessment

Application deadline

Complete applications and all supporting documentation must be submitted to Wildrose Assessment by September 30 each year for consideration in the following taxation year.


Renewal

Organizations that have previously applied and qualified for (COPTER) will need to complete a renewal form each subsequent year. The renewal form must be completed and submitted to Wildrose Assessment by September 30, in the year prior to the taxation year. If the exempt organization moves to a new location in the current taxation year, a new application form must be completed and submitted to Wildrose Assessment. If any changes occurred regarding the limitations to general rules and permitted use for the property, the Town of Strathmore must be informed.
