Strathmore homeowners face up to 23% increase by the Alberta Government.
April 15, 2025 – Strathmore, AB – Property owners in Strathmore will see a significant increase in their property tax bills this year due to a sharp rise in the provincial education property tax requisition, announced in Alberta’s 2025 budget.
The budget, released by Finance Minister Nate Horner on February 27, increases Strathmore’s total school tax requisition by 22 per cent, from $5,953,657 million in 2024 to $7,251,997 million in 2025. The unexpected jump places additional financial strain on both residential and commercial property owners in the community.
“In Strathmore, homeowners will see a 23 per cent jump in their education property taxes, while commercial properties will see a 17 per cent spike,” said Mayor Pat Fule. “Council worked hard to keep our municipal tax increase in line with inflation while also rebuilding our reserves. That’s why it’s frustrating to see the province shift such a significant education tax onto our residents—especially when we know that much of those funds don’t remain in our community.”
The residential education requisition in Strathmore is set to increase from $4,757,855 in 2024 to $5,848,969 in 2025. Commercial property owners will also face higher costs, with their education levy rising from $1,195,802 million in 2024 to $1,403,028 million this year.
For an average Strathmore residential property assessed at $491,800, the provincial education property tax will equate to an increase of almost $275 in property taxes. This is more than 2.3 times the expected increase of about $120 for the municipal tax portion.
Each year, the Government of Alberta determines how much each municipality must collect from property owners for the public education system based on assessed property values. Municipalities are responsible for collecting these taxes on behalf of the province but have no control over the rates set by the provincial government. This year’s education property tax increase handed down by the province places Strathmore 6th among towns and 20th among all municipalities in the province for the highest percentage increase.
Province-wide, education property tax requisitions will rise from $2.7 billion in 2024-25 to $3.1 billion in 2025-26, with further increases projected in the coming years. The share of education operating costs funded by property taxes will rise to 31.6 per cent in 2025-26, up from 28 per cent in 2023-24.
